Where People Actually Go in Union Market

Union Market began as DC's wholesale food market. It's one of the city's most fun places to eat and drink, in old warehouses and apartment buildings a few blocks from NoMa.

  • St. Anselm, Stephen Starr's steakhouse with a wood-fired grill, is the district's big-night-out table.
  • Chai Pani serves Indian street food, chaat and thalis; its Asheville original won the James Beard Award for Outstanding Restaurant. Karravaan is on the ground floor of an apartment building.
  • Eunoia is a restaurant and a Pilates studio in one, and The Infatuation says the food is worth the novelty.
  • Cotton & Reed distills rum on 5th Street and runs a cocktail bar in the distillery, and Buffalo & Bergen serves bagels and egg creams inside the market hall.
  • Two food halls. The Market (1309 5th Street NE) and La Cosecha (1280 4th Street NE), the Latin American market, are full of small stalls. Panamanian coffee bar Unido grew into La Cosecha's largest space, with all-day food and a full bar, and Donisima sells doughnuts there too.
  • Events. Dock5, an event space above the market hall, hosts markets, parties and pop-ups.
  • Shops and dining: Le Labo, Warby Parker and Greco, the Boston-born Greek fast-casual, are on 4th Street NE.

The Pipeline: More Neighbors on the Way

  • About 1,100 apartments are in Union Market's development pipeline, and a 130-room hotel was approved at 1271 5th Street NE, according to UrbanTurf.
  • Edens, the district's main developer, plans an interim boutique hotel with a cocktail bar at a roadside motel near New York Avenue while a larger redevelopment of the site is on hold.
  • Announced for 5th Street NE: LaserAway at 1324 and a design showroom called The Forum at 1328.

More housing and hotel rooms could widen the customer base, depending on when they deliver and how they fill.

What Tenants Should Know in Union Market

  • Compare stalls with full restaurant spaces. A stall in La Cosecha or The Market is a smaller way in, and some operators, like Unido, have grown into bigger space in the same hall. Compare equipment, construction, fees and lease terms before you pick a format.
  • Check the zoning on older warehouses. Zoning, such as PDR (Production, Distribution and Repair), and any planned unit development order can limit the uses allowed. We check each parcel's zoning, any PUD order and the Certificate of Occupancy before you sign.
  • DC permits: building permits and the Certificate of Occupancy come from the Department of Buildings, the business license from the Department of Licensing and Consumer Protection, food-safety review and inspections from DC Health, and liquor licenses from the Alcoholic Beverage and Cannabis Administration, where the Advisory Neighborhood Commission can weigh in.
