Retail Leasing & Landlord Representation

Leasing - Landlord Representation

Renaud Consulting leases shopping centers and street retail for owners in Northern Virginia, Washington, DC, Maryland and West Virginia. We market your space to tenants and their brokers, negotiate the LOI and the lease, and manage each deal through lease signing. Retail is our focus: our brokers work with restaurants, retailers and service tenants every day, so we know which tenants are looking for space.

Shopping Center Leasing

  • Grocery-anchored and neighborhood shopping centers
  • Vacant anchor boxes, including former grocery stores
  • Strip centers and street retail
  • Pad sites and single-tenant buildings
  • Restaurant space, including second-generation restaurants
  • Food halls, through our Food Hall Division

How We Lease Your Space

  1. Plan. We tour the property, set asking rents and build a list of tenants that fit the center and its trade area.
  2. Market. We put the space in front of our tenant and broker contacts and list it on our website. As a member of the Retail Brokers Network, we also reach brokers in other markets.
  3. Negotiate. We negotiate the LOI and the lease and keep both sides moving to signature, because time kills deals.
  4. Fix hard-to-lease space. We rework layouts, split or combine spaces and structure leases to fit the tenants who want to be there.

Recent Results

  • Re-tenanted a former grocery store. When a national grocer vacated its 36,100 SF store, a 77,300 SF Northern Virginia center dropped to 53% occupancy. We negotiated a lease termination fee, split the store into smaller spaces and signed 3 new tenants, all in under a year. Read the case study.
  • Represented Safeway as landlord on a new lease at Goshen Oaks Shopping Center in Gaithersburg, MD. See the deal.

Tenant and Broker Contacts

We market available space to our tenant and broker contacts.

Lease Negotiation

We negotiate letters of intent and leases and work through issues with owners, prospective tenants and their brokers.

Space Reconfiguration

We look at marketing changes, space reconfiguration and lease structures for hard-to-lease shopping centers. Our vacant-anchor case study shows how this worked at one center.

Landlord Representation FAQ

How does leasing retail space work for an owner?

We agree with you on asking terms and a marketing plan, market the space, bring you letters of intent from qualified tenants and then negotiate the lease. You approve every deal before it's signed.

Can you lease a vacant anchor or grocery space?

Yes. Sometimes the best answer is splitting a large store into smaller spaces, as we did at a Northern Virginia center after its grocery tenant left.

Do you lease properties you don't manage?

Yes. Owners can hire us for leasing only, or for leasing and property management together.

What areas do you cover?

Northern Virginia, Washington, DC, Maryland and West Virginia, from our offices in Vienna, Virginia and Charles Town, West Virginia.

What's the difference between landlord and tenant representation?

A landlord representative works for the property owner and leases the owner's space. A tenant representative works for the retailer or restaurant that needs space. Renaud does both. See Tenant Representation.
