Wawa Development Program
RC Development Group (RCDG) is the preferred developer for Wawa in Virginia and Maryland. As a preferred developer, RCDG acquires land; obtains the necessary entitlements, governmental permits and approvals and performs the site work necessary to ready the land for construction. Wawa enters into a long-term ground lease with RCDG for the developed pad site and then constructs their prototypical Wawa gas station & convenience store on the pad site.
ARCTRUST as Development Partner
RCDG acquires and develops potential sites for Wawa with the support and assistance RCDG’s trusted development partner, ARCTRUST.
ARCTRUST is a private real estate investment trust (REIT) that specializes in the development, acquisition, financing and joint-venture of net lease properties. The company’s geographic focus is in the New York to Washington DC corridor and Florida.
RCDG’s Wawa Development Program is enhanced by the participation of Renaud Consulting’s marketing team, as RC’s brokers search the marketplace identifying and procuring potential Wawa sites for development. RC’s brokers work closely with RCDG’s development team to find the sites that suit Wawa’s specific needs and parameters. With this vertical integration, synergies are enjoyed and efficiencies are created, so as to enable the RCDG team to capture the best sites with a “quick and nimble” approach to site acquisitions.
Third-Party Development & Construction Management Services
RCDG provides third party development services to clients on a fixed fee basis.
RCDG also offers third-party construction management services to clients on an à la carte basis or in conjunction with property management services provided by Renaud Consulting. Construction Management Services include overseeing, managing and directing general contractors in performing the required scope of work; obtaining governmental permits and approvals; administering construction contracts and the like.
Director of Development
As the Director of Development, Mark Fontaine oversees all aspects of RCDG’s development projects, including the Wawa Development Program. Mr. Fontaine has been active in the real estate industry for nearly 30 years. Mark received a Bachelor’s of Science degree from New England College in Henniker, New Hampshire. He is an active firefighter in Loudoun County and has served as President of Purcellville Fire Department and as Commissioner of Loudoun County Fire and Rescue. He continues to play ice hockey and is a coach for Reston Raiders Youth Hockey. Mr. Fontaine holds a CCIM designation.

Mr. Fontaine has over 25 years of experience in the area of real estate construction & engineering, with specialized experience in property management, acquisition and development. He has successfully completed numerous land acquisition / development projects, and he continues to provide technical expertise to clients regarding land use, zoning regulation and land development in the Northern Virginia region.
