Sell Your Retail Building

Thinking about selling a shopping center, a strip center or a single-tenant retail building? Renaud Consulting’s investment sales team represents owners selling retail properties in Northern Virginia, Washington, DC, Maryland and West Virginia. We price your building from a full investment underwriting in Argus, the software institutional buyers use, and present it to investors in a detailed Offering Memorandum. How We Sell Your Building

  1. Underwrite. We model rents, expenses and lease terms in Argus to set a price buyers can back up.
  2. Prepare. We organize the leases, rent roll and operating history so buyers can do their due diligence quickly.
  3. Market. Our senior professionals run a marketing plan built for your property and present it to investors in a detailed Offering Memorandum.
  4. Negotiate. We narrow the offers, negotiate terms and keep due diligence moving to closing.

Documents Buyers Will Ask For

Buyers and lenders commonly request the following documents. Gather them before marketing the property:

  • Every lease, with its amendments and any guaranties
  • A current rent roll showing lease dates, renewal options and scheduled rent increases
  • Operating statements for the last two to three years, with common area maintenance (CAM), tax and insurance reconciliations where applicable
  • Real estate tax bills, insurance policies and service contracts
  • Any survey, property condition report or environmental report you already have

Why Sell With a Retail Firm

We also lease and manage shopping centers, so we look at your leases and vacancies the way a buyer will. If leasing a vacancy before the sale makes sense, our leasing team can work on it alongside the sale.

Investment Sales FAQ

How much is my retail building worth?

Investors usually start with net operating income: the rent and reimbursements the building collects, minus the cost of running it, before debt payments. They then weigh how long the leases run, the strength of the tenants and the risk of vacancy. We underwrite your building in Argus on that same basis before we set a price.

Can I sell my retail building with tenants in place?

Yes. Buyers of retail buildings look closely at the leases and the income they produce, and we present that information to investors in our underwriting and Offering Memorandum.

What do buyers look at first?

The rent roll, how long the leases run, who the tenants are, how much of the operating costs tenants pay back, and the building’s condition.

Should I lease up vacant space before I sell?

Sometimes. Filling a vacancy can help the sale, but it takes time and money. We’ll walk through both options with you so you can decide.

Can a buyer also hire Renaud for leasing or property management?

Yes. Renaud offers both, and a buyer can talk with our team about what the property needs.

Do you also represent buyers?

Yes. Our buyer representation team represents buyers of commercial real estate, from private families to national and regional retailers.
