Promenade at Stonehaven

Lennar is building 774 single-family homes and townhomes in Stonehaven, a planned community in northern Culpeper County. Promenade at Stonehaven, its commercial town center, has retail space for lease in Culpeper County at Route 211 and Rixeyville Road in Jeffersonton, VA 22724. Saadeh Financial’s approved site plan covers more than 150,000 SF of commercial space. Phase I is two buildings, and three pad sites are offered for ground lease.

Around Route 211 and Rixeyville Road

A gas station and convenience store sit at the intersection. A short walk away on Lee Highway are Clevengers Corner Veterinary Care, the Clevengers Corner Park & Ride and Route 211 Eats and Marketplace, a food court. Heavenly Coffee Co. shares the food court’s address, and The BBQ Lab is close by on Utility Road. The 18-hole South Wales Golf Course lies just south of the development. Past that corner, retail along this stretch of Route 211 is thin. Warrenton is about six miles east, and more than 50,000 residents live within 15 miles. Route 211 is also the road west to Skyline Drive and Shenandoah National Park.

Building A is about 22,500 SF and Building B is 15,000 SF, and space sizes can be tailored to each user. With an adjacent parcel, Building B can grow to 40,000 SF, enough for a grocery store or big-box tenant. Pad sites run up to 3,600 SF each, drive-thru pads among them, and wet and dry utilities are being built to each. Zoning permits office, medical, gas stations, convenience stores, drive-thrus, banks, pharmacies, hotels and car washes. A signalized entrance and a dedicated turn lane are part of the plan.
