Renaud Consulting's office is in Tysons, at 8605 Westwood Center Drive. We help retailers and restaurants find and lease space here, and we represent property owners in leasing their space. Our team covers Washington, DC, Northern Virginia and Maryland.
Tysons by the Numbers
From the Tysons Community Alliance (TCA), the area's community improvement organization:
- About 32,000 residents, a population that has nearly doubled as Tysons has grown, with more than 800 homes under construction.
- About 92,000 employees, making Tysons the region's second-largest employment center outside downtown DC.
- More than 65 million visits a year, up about 5% year over year, and $869 million a year in card spending at Tysons stores and restaurants.
- Retail vacancy of about 2%.
Sources (figures as of the latest TCA reports, Q4 2025 and Q2 2026): TCA Q4 2025 quarterly report; TCA, Vision Tysons summit summary; TCA, September 2026 release; FFXnow on the Q2 2026 report.
With vacancy around 2%, there isn't much to choose from at any one time, so it helps to start looking early and know which spaces are coming open.
Where People Go in Tysons
- The Perch at Capital One Center: a public park on the roof above Capital One Hall, with a lawn, mini golf, food and drinks. It's the clearest example in Tysons of a place built for people to hang out, not just shop.
- The Naisho Room (Watermark Hotel, 1825 Capital One Drive, 25th floor): an omakase counter and hidden cocktail lounge.
- Chao Ban (Tysons Galleria, third floor): chef Kevin Tien of Moon Rabbit recently opened this Vietnamese banh mi and pho counter.
- Churasuko (1755 Tysons Central Street): a Japanese-Brazilian steakhouse.
- Open Road Outpost (8354 Broad Street, The Boro): recently opened, with a biergarten that reopens in warmer weather.

Tysons Addresses and Permits
Tysons isn't a town. It's an unincorporated part of Fairfax County, and mailing addresses here say McLean, Vienna or Tysons depending on the block. For a site in unincorporated Tysons, building permits go through Fairfax County and food-service permits through the Fairfax County Health Department. Alcohol licenses come from Virginia ABC. A Vienna mailing address alone does not put a property inside the Town of Vienna.
Questions About Tysons Retail Space
Is retail space hard to find in Tysons? Often, yes. The Tysons Community Alliance puts retail vacancy at about 2%. We track which spaces are coming open, tour them with you and move quickly when the right one fits.
Is a McLean or Vienna address in Tysons a different jurisdiction? Usually not. Most of Tysons is unincorporated Fairfax County, so permits go through Fairfax County either way. A space inside the Town of Vienna's limits also needs the town's approvals. We'll check the parcel with you.
Do you only work at the malls? No. Our Tysons deals include Tysons Corner Center and Westwood Center, and we look at street-level and shopping-center space near all four Silver Line stations.
