At Mosaic and around Merrifield, we help retailers and restaurants compare storefronts, neighboring tenants and buildout needs. Our leasing team is based nearby in Tysons and works across Northern Virginia, Washington, DC and Maryland.
Why People Go to Mosaic
Mosaic is built around a walkable grid of shops and restaurants, a central lawn and a full calendar of events, so people come to spend an afternoon or evening, not just run an errand.
- Strawberry Park: the central lawn by the Angelika, with a new playground. On summer Thursdays it shows free Movies in the Park on a big outdoor screen, and Fairfax County has added it to its Arts in the Parks performance series.
- Angelika Film Center & Café (2911 District Avenue): the eight-screen cinema that has anchored Mosaic since it opened.
- FRESHFARM Mosaic Market: a year-round Sunday farmers market on District Avenue, open 9 a.m. to 2 p.m., and 10 a.m. to 2 p.m. in the winter months.
- Events and activities: holiday markets, the tree lighting and the Sip & Stroll program, which lets you carry a drink from participating restaurants in designated areas, give people reasons to stay.

Mosaic Addresses and Permits
Mosaic addresses say "Fairfax, VA," but the district is in Merrifield, an unincorporated part of Fairfax County, not the City of Fairfax. Building permits go through Fairfax County, food-service permits through the Fairfax County Health Department, and alcohol licenses through Virginia ABC. The Dunn Loring-Merrifield Metro station is nearby.

Questions About Mosaic District Retail Space
Is a Mosaic District address in the City of Fairfax? No. Mosaic uses a Fairfax mailing address, but it's in Merrifield, unincorporated Fairfax County, so permits go through the county.
What kinds of tenants do well at Mosaic? It draws a mix of chef-driven restaurants, cafés, independent shops and everyday anchors like Target and MOM's Organic Market. We'll look at how your concept fits next to them and where the foot traffic runs.
Can you help us find space at Mosaic or nearby in Merrifield? Yes. We can compare spaces at Mosaic and in the surrounding Merrifield area against your size, budget and buildout needs, tour them with you and negotiate the lease. See Tenant Representation.
