Retail and Restaurant Space in Reston, Virginia

Renaud Consulting leases retail space in Reston for property owners and helps retailers, restaurants and service businesses find space here. We've done leases at Plaza America, the Home Depot center and Reston Station, from our office in Tysons, a short trip down the Silver Line corridor. We serve Washington, DC, Northern Virginia and Maryland.

Reston's Two New Restaurant Rows

Reston has two Metro-side districts filling up at the same time, one at each Silver Line station.

  • RTC Next, by the Reston Town Center station. This is the town center's expansion south of the W&OD Trail, around Opportunity Way and Inspiration Street. It adds 1.1 million SF of office space, with shops and restaurants on the ground floors. Toastique opened in about 1,300 SF at 11990 Inspiration Street, and Vienna's Clarity opened its second restaurant, 4,500 SF at 1996 Opportunity Way. Dogfish Head Alehouse is building 7,550 SF at 11995 Inspiration Street. Italian restaurant Grazie Nonna and Yunnan by Potomac Noodle House are also on the way.
  • Reston Row, by the Wiehle-Reston East station. Comstock's second phase of Reston Station has the JW Marriott, the 419-unit BLVD Haley and two office towers that will hold Booz Allen Hamilton's headquarters (moving from Tysons) and QTS Data Centers' headquarters. Noku sushi opened here. Clyde's Ebbitt House, the first restaurant to carry the Old Ebbitt name outside downtown DC, is coming soon to 1860 Reston Row Plaza, with a dining room for just over 275 and a 125-seat covered patio. The Back Nine Golf signed for 4,500 SF of indoor golf.
  • The original town center. Brandy Melville is taking about 4,600 SF on Market Street for the brand's first Virginia store.

Not every ground floor stays retail. At 1900 Reston Metro Plaza, a ground-floor restaurant space is being turned into office space for Amentum, and the building will no longer have public retail.

What Tenants Should Know About Reston

  • Office tenants near the stations. Booz Allen, QTS and the RTC Next office leases matter for anyone opening nearby. Check move-in schedules and in-office attendance before you count on the lunch and happy-hour crowd.
  • Openings can take longer than announced. Clarity opened months after its first target date because of permitting. Build slack into your opening date, and negotiate lease commencement and free rent around it.
  • Reston is more than the town center. Village centers and shopping centers along Sunrise Valley Drive, Sunset Hills Road and Baron Cameron Avenue suit services, fitness and neighborhood restaurants. Compare rents, parking, visibility and permitted uses property by property.

Where People Actually Go in Reston

  • The Pavilion. Reston Town Center's plaza turns into an outdoor ice rink in winter and hosts concerts and events in summer, keeping people around the restaurants that ring it.
  • Chef-driven rooms. Clarity is the RTC Next headliner. In the original town center, Pisco y Nazca's Peruvian ceviche bar is on Explorer Street and Passion Food Hospitality's PassionFish is on Democracy Drive. Clyde's Ebbitt House is coming soon to Reston Row.
  • Lake Anne Plaza. Reston's first village center, built on the lake when the town was founded, still anchors the north side with independent shops and restaurants on the water.

Reston Permits and Licenses

Reston isn't a town. It's an unincorporated part of Fairfax County, so building permits, sign permits and the restaurant's health permit go through Fairfax County. Liquor licenses come from Virginia ABC. Coordinate building, health and alcohol approvals early.

Questions About Reston Retail Space

Is Reston Town Center or Reston Station better for my business? They're different mixes. Reston Town Center is the established shopping and dining district. Reston Station is newer, with a hotel, apartments and large office tenants moving in next to the Wiehle-Reston East station. We'll walk both with you.

Are there options outside the town center? Yes. Reston has village centers and shopping centers along Sunrise Valley Drive, Sunset Hills Road and Baron Cameron Avenue, and several of our Reston leases are in centers like these.

How long does it take to open in Reston? It depends on the space, the construction and the approvals you need, and openings often run later than planned. We help you plan the timeline and negotiate lease commencement and free rent around it.
