Construction Management

Construction Management Services include overseeing, managing and directing general contractors in performing the required scope of work, obtaining governmental permits and approvals, administering construction contracts and the like. 

Parking Lots

RC regularly evaluates the existing condition of parking lots and has extensive experience with determining when to upgrade with an asphalt overlay.  We develop a scope of work, conduct onsite meetings with experienced and reliable contractors and then compare all proposals on an apples-to-apples basis.  After a contractor is selected, RC representatives be on site to observe the work and ensure contract compliance.

Roofs

RC will evaluate roof issues and be alert as to their causes.  If a roof has failed and must be replaced, RC develops a scope of work, solicits bids from qualified contractors, and then reviews and compares each bid.  We then make a recommendation to the owner for their consideration.  On site visits during the application will promote compliance with the contract and using the specified materials.

Repurposing Anchor Spaces

RC has experience re-demising the premises of a closed anchor tenant and repurposing it to re-lease and re-start the monthly stream of cashflow.  This includes working with the architect and reviewing construction plans, having regular planning and onsite meetings with the contractor and public utilities to separate building systems and re-lease the new individual spaces.

Overseeing Tenant Build-Out

Our property management team has extensive experience reviewing tenant construction plans to ensure a smooth start, identify issues and devise solutions prior to commencing work, minimize disruption to existing tenants, promote safe work practices, and pursue on-time completion. RC representative will regularly conduct site visits during construction to promote compliance with the permitted construction drawings and ensure regulatory compliance through securing a Use and Occupancy Permit.

Edward Dosik, CPA

Director of Property Management

Mr. Dosik is the Director of Property Management and oversees the firm’s operating division which services in excess of 1.0 million square feet of commercial real estate. Ed has extensive experience in property management for numerous types of real estate, including shopping centers, office buildings and mixed-use assets. Prior to joining Renaud Consulting, Mr. Dosik was the Director of the Commercial Division at Southern Management Corporation where, along with a team of 12-14 other employees, was responsible for approximately 1.0 million square feet of retail and office properties. His work also included extensive leasing, construction and contractor supervision, budgeting and tenant engagement programs. Preceding his tenure at Southern Management Corporation, Mr. Dosik was the Vice President of Financial Operations for First Washington Realty, Inc. where he managed a portfolio of ten (10) shopping centers located in the Mid-Atlantic region. Ed also has wide-ranging experience in both large companies and small companies focused on purchase and sale transactions, review of construction documents, value-added leasing and closing debt transactions.

Mr. Dosik started his career with one of the national accounting firms in their Washington, DC office with a concentration in real estate clients. He holds a BS in Accounting and Economics from the Wharton School of Finance, University of Pennsylvania and maintains an active CPA license. Ed is a member of the International Council of Shopping Centers (ICSC). He is a native Washingtonian and now lives in Maryland.

Argon Tatili

Property Manager

Mr. Tatili joined Renaud Consulting in August of 2022 and brings first-hand experience in managing small businesses in the food industry for 10+ years in Rome, Italy, and for 15+ years in Wisconsin prior to moving to the DMV area. Managing businesses and dealing with customers, contractors, vendors, county health departments, and corporate sales representatives, has equipped Mr. Tatili with the skills and knowledge necessary to support his day-to-day tasks as a member of the RC Property Management Team.

Agron is studying to complete an Associate Degree in Business Management. He resides with his family in Virginia and in his spare time, he enjoys reading, cooking, and cheering for the Green Bay Packers.

Andre Fontaine

Construction Manager

Mr. Fontaine has over 25 years of experience in the area of real estate construction & engineering, with specialized experience in property management, acquisition and development. He has successfully completed numerous land acquisition / development projects, and continues to provide technical expertise to clients regarding land use, zoning regulation, and land development in the Northern Virginia region.

Andre currently serves as Property Manager and Construction Manager at Renaud Consulting. A registered civil engineer in Virginia and Maryland, he has extensive experience in all facets of commercial and residential land development, encompassing: due diligence; concept engineering; subdivision entitlements; site plans; storm water management; siltation & erosion control; on-site sewage disposal; potable water system design and installation; hydrogeology; legal documents associated with sale, lease, development & acquisitions; legal documents associated with deeds, easements, covenants, homeowners and condominium associations.

Mr. Fontaine has previously worked as a site design engineer, responsible for the preparation of grading, site, and erosion control plans, roadway design calculations, and storm water detention design; and as an assistant in zoning research, land use planning, site development permitting, and building permits for a commercial development company. Andre has also been involved with all aspects of property management throughout his career.

Mr. Fontaine holds a B. S. in Civil Engineering from North Carolina State University and is a registered professional engineer with the Commonwealth of Virginia and the State of Maryland. He is a certified OSHA Hazardous Materials Site Worker, an On-Site Haz-Mat Management Supervisor and a Confined Space Entry Worker. Mr. Fontaine is a member of the American Society of Civil Engineers (ASCE) and the Environmental Water Resource Institute (EWRI). Mr. Fontaine currently serves on the Town of Leesburg (Virginia) Watershed Advisory Committee.

CASE STUDY #1:
ASPHALT PAVING

Renaud Consulting was engaged to advise the owner of an Oxon Hill, MD shopping center having multiple asphalt and concrete failures as well as ineffective water drainage after a rainstorm.  Renaud personnel determined the scope of work to best meet the client’s need which was also within their budget.  Several capable vendors were invited to bid and met on site to determine the best course of action for this 100,000 square foot parking lot surrounded by a series of operating businesses. The work was divided into phases to minimize disruption to the tenants.  The work was successfully completed within four (4) days including repainting the parking stalls, repainting the yellow curb lanes and concrete pole bases for lighting.  The owner realized a savings of approximately Forty Thousand Dollars ($40,000) compared to their original cost expectation which exceeded Two Hundred Thousand Dollars ($200,000).

CASE STUDY #2:
RE-TENANTING A VACANT ANCHOR SPACE

Renaud Consulting was engaged to advise the owner of a 77,300 square foot Northern Virginia shopping center after a nationally recognized grocery tenant vacated its 36,100 square foot store leaving the center at 53% occupancy.  Renaud Consulting negotiated a lease termination fee to help defray the upgrade and re-tenanting costs.  Along with design ideas from a regionally recognized architect, Renaud Consulting met on site weekly during the entire construction upgrade process starting with the demolition, then re-demising the space, arranging for separately metered utilities, procuring three (3) new tenants, reviewing tenant construction plans, and providing oversight of their build outs.  The entire process required less than a year.

CASE STUDY #3:
UNDER CANOPY COLLAPSE

Renaud Consulting was immediately engaged to provide safe customer access after the early morning collapse of a twenty-five foot (25’) section of under ceiling structure above the pedestrian sidewalk at a 61,600 square foot shopping center.  Continually fostering excellent vendor relationships, the contractor mobilized a team of six (6) workers within an hour to block off an extensive safety perimeter while evaluating the likelihood for further collapse. Keeping the property owner informed on each step critical step, Renaud Consulting promptly implemented an orderly removal of the remaining ceiling. Over the following six (6) weeks, a new exterior ceiling structure was installed.  During the entire construction process, safe pedestrian and customer walkways were maintained for all the operating businesses.  Experience and immediate response makes a difference when life safety issues are at risk and time is of the essence.

CASE STUDY #4:
Conversion of Water / Sewer from Private Well/Septic to Public Water/Sewer

Renaud Consulting was engaged for the implementation of a water & sewer conversion project at a 172,820-square foot shopping center.  Renaud provided oversight of the abandonment of seven (7) on-site septic systems and the installation of 2,397-linear feet of sewer pipe with 17 manholes and 10 clean outs.  Renaud also decommissioned two on-site water supply wells, and installed 82-linear feet of new 8-inch diameter water main, a primary water meter, and new fire hydrants, all of which was connected to the Anne Arundel County public water supply system.  Upon completion of the sewer & water conversion, Renaud completed the project by milling and paving the entire parking lot, re-striping the new asphalt, upgrading multiple landscaping beds, and painting and updating the center’s pylon sign.
